A large office tower reaches upward into the blue sky

A 20-story office tower in the heart of downtown Seattle, WA defies water damage when AI-powered leak detection system, AlertAQ™ detects flood in rooftop mechanical room.

Insurance provider recommends AlertAQ™

A property management company that oversees several office buildings in Seattle was advised by their insurance company, who is a partner of Alert Labs, to install the AlertAQ™ water leak detection system for three of its office tower buildings.

Strategic placement of sensors

Water leak detectors were placed in high-risk areas.

  • Risers
  • Boilers
  • Kitchen sinks
  • Fridge water lines
  • Laundry
  • Mechanical
  • Electrical

Within nine months of installation, one of the buildings, a 200,000 SF commercial facility, received an especially important water leak phone call.

Leak phone call saves the day

On August 18 at 3:21 p.m. PDT, the assistant property manager on duty received a phone call from AlertAQ™. An automated voice informed them that a flood had been detected in the mechanical room roof pump. As it was a Sunday, the building was unoccupied and the only way the property manager would have been able to discover the leak was thanks to the phone call from AlertAQ™.

The AlertAQ™ water intelligence platform shows the flood alert that was triggered at 3:21 p.m. PDT

When the management team arrived at the rooftop mechanical room, they discovered that a pipe had burst and water was gushing out onto the floor. The water supply was quickly turned off and minor repairs were carried out—all before any tenants knew there was even a problem. Left unchecked, the water would have continued to pour out onto the floor and down to the lower floors causing massive top-down water damage.

A mechanical room like this one had a broken pipe which would have cost half a million dollars or mor to repair if it wasn’t for the AlertAQ™ leak detection system.
If it wasn't for the AlertAQ™ platform contacting us about the leak, we wouldn't have caught it in time and it would have been a major problem. We absolutely love this technology! Alert Labs tech is making a difference at our buildings.
